No matter how well you maintain your roof, even the strongest and most durable materials will eventually need to be replaced. However, it can be difficult to recognize when you need roof replacement services rather than ordinary repair services. To shed some light on this important topic, we’ll briefly go over some signs that your current roof is starting to fail.

We encourage you to contact us for roof replacement services if you notice any of the following issues:

  • Damaged or missing shingles. Although severe weather can damage and dislodge shingles, a failing roof may become more fragile over time. If you frequently notice that your roof looks barer due to missing shingles, it’s likely time to schedule a roof replacement.
  • Excessive granule loss. When shingles start to wear out, you’ll begin to notice more granules building up in your gutters and downspouts.
  • An aging roof. If you have a shingle roof, you should start planning for roof replacement once it’s around 20 years old. If your roof is older than this, we recommend scheduling an inspection and getting a professional opinion right away.
  • Water damage. Water stains inside your home, especially on the ceilings and walls, can indicate that your roof is leaking. If you have an attic, we encourage you to check it for signs of pooling water or mold growth.
  • Higher energy bills. When your roof isn’t performing at its best, it won’t insulate your home thoroughly. This will force your HVAC system to work harder to keep your home comfortable, which can quickly drive up energy costs.

Common questions

How do I know if my roof needs to be replaced instead of repaired?

Widespread curling, cracking or missing shingles, lots of shingle granules in the gutters, a sagging roof deck, repeated leaks in different places, or a roof near the end of its expected life usually point to replacement rather than another repair.

How long does an asphalt shingle roof last in North Carolina?

Many architectural asphalt shingle roofs last roughly 20 to 30 years, depending on the product, ventilation, installation quality and how much storm damage they've taken.

Will homeowner's insurance pay for a new roof?

Insurance typically covers sudden damage, like hail or wind, but not wear from age. If you suspect storm damage, have a roofer document it before you file a claim.
